This is a 266 acre tract (per  tax accessor) and is full of recreational opportunity.  The access to this tract is off of Alabama Highway 28 a few miles west of Linden, AL.  Good road system on the tract with well established food plots.  The tract has roughly 115 +/- acres of clear-cut (2019), 81 +/- acres of well established Oak Regeneration (Pre-Merchantable), 35 +/- acres of roads/fields/ponds & 35 +/- acres of SMZ (Streamside Management Zones) It has a nice established dove field with a dummy power line which is currently holding plenty of doves.  Dove, Turkey, Deer, Hog, Squirrel, Alligators and maybe more are common sights on this tract.  On the majority of the clear-cut area the Loblolly Pine Site Index rating is excellent 80-100 (Base Age 50).  The area with the pre merchantable hardwood is well stocked with oak/hickory that is approximately 20 feet tall or more.  The west property boundary is a large beautiful creek (Chickasaw Bogue) and the northern boundary is a smaller creek with good water flow.  Large SMZ’s were left in the clear-cut area and along the Chickasaw Bogue which will provide excellent mast production for the wildlife.
